We accept reservations by phone at 800.598.1888 or 850.492.1148, online at www.pointesouth.com and in person at 14758 Perdido Key Drive, Perdido Key, FL 32507. For any special requests regarding amenities, please notify the Reservation Staff. While we strive to always provide accurate information, please note that verbal misquotes on rental rates, property description or policies will not be honored.
Office Hours: We are open Monday-Saturday, 8:30 am-5:00 pm, Central Standard Time.
3 Free Videos per Day: Pointe South Vacation Rentals will provide 3 free movie videos/DVDs per day for your enjoyment when renting our properties. Movies can be picked up at the Pointe South Vacation Rentals office.
Specials and Exceptions: We offer specials throughout the year. Please visit our website or call toll-free for current specials. Summer Season: Most properties rent on a weekly basis from Saturday to Saturday. Reservations for less than a week are accepted at the last minute if the property has not been rented for a full week. Please call our office for exceptions. Spring, Fall & Winter: Most properties require a three-night minimum on advance reservations. If you plan on staying less than 3 nights, please call or email us to find out about our properties offering exceptions. Some properties require a minimum of a one-week rental throughout the year. Monthly Rentals (30 days): Some properties are available for monthly rentals, covering a 30-day period during the spring, fall and winter months. Check with our Reservation Staff for participating rentals.
Cancellations/Reservation Changes: In the event you must cancel, please telephone our office as soon as possible so that we can attempt to change dates or switch properties. Once your reservation is confirmed, any cancellations, date or property changes will be subject to our cancellation policies. No refunds on early departures. If cancellation or date changes are made less than the required minimum days, this will result in the forfeit of deposit, rent, taxes, and fees. Please note that Trip Cancellation Insurance can be obtained. Ask the Reservation Staff for details. All cancellations are subject to a $90.00 cancellation fee plus tax. This includes the non-refundable Reservation Fee and Damage Waiver Fee referenced below. If the CSA Travel Protection Insurance has been purchased, this is also non-refundable. |

Reservation Fee: There is a $50.00 nonrefundable Reservation Fee added to all reservations at the time the reservation is made.
Security Fee/Damages: If damage occurs during your stay, please let us know immediately. You are responsible for your damages and will be billed accordingly. A valid credit card is required at the time of check-in and will be Authorized, but not charged. If you do not wish to leave a credit card on file, then a Damage Deposit in the amount of $500.00, unless otherwise specified, is required. Any damage that occurs during your stay will be deducted from your Damage Deposit. Damage Deposits will be refunded within 30 days after your departure, less any charges. Properties in Pensacola Beach have additional requirements. Please contact our office for details.
Rental Payment: Upon making your reservation, advance payment of 35% of the total reservation and all fees and charges is required within 10 days of making your reservation. This payment can be made in the form of a credit |
card, personal check or money order. If payment is not received within 10 days, your reservation will be cancelled. All payments are deposited in an interest-bearing escrow account with interest accruing to Pointe South Vacation Rentals. Upon receipt of your payment, a confirmation will be sent to you. Please read your confirmation. You are agreeing to all conditions and policies. Pointe South Vacation Rentals must approve any exceptions to the conditions and policies in writing. The balance of your rent is due 30 days prior to your arrival date. We accept cash, personal check, traveler’s check, cashier’s check, and money order, Visa, MasterCard, Discover and American Express. The use of a personal check requires a copy of your driver’s license.
Sales Tax: A 7% sales tax plus a 4.5% occupancy tax is added to all reservations at the time a reservation is made. This tax applies to all fees and charges including Rent, Administration Fee and Cleaning Fee.
Check-in Time: You will check in at the Pointe South Vacation Rentals office. Check-in time is after 3:00 pm, Central Standard Time. Please note that this is not guaranteed until 5:00 PM, but every effort will be made to have your unit ready for check-in promptly at 3:00 PM. We suggest that you have alternate plans available between 3:00 PM and 5:00 PM in the event that your unit is not ready. We appreciate your patience while we insure your unit meets our high standards for cleanliness. If you arrive after 5:00 pm, please call us for special check-in arrangements.
Late Arrivals: If you will be arriving after office hours, your keys will be left in the pick-up lockbox which is located on the exterior wall of the back side of our office. Please call ahead during business hours to make arrangements for this service. |
We reserve the right to substitute comparable accommodations without notice or liability should a property become unavailable. If comparable accommodations are not available, renter will have the option of selecting from available properties at the published rate or receiving a complete refund of monies paid. |
Pool Availability: Pool availability and pools with heaters (hot tubs, pools) are not guaranteed with any rental reservation. No refund will be given for unavailability or lack of heat. |
Fireworks: No fireworks are allowed on porches, decks, wooden walkways and beaches.
Check-out Time: Our check-out time is 10:00 am on your departure date and is strictly enforced unless you have opted for a late check-out (additional fee). All keys must be returned to the Pointe South Vacation Rentals office and all persons and vehicles must vacate the premises. Please follow the check-out conditions listed below. |
Departure Responsibilities: |
We ask our guests to leave their property in the same general condition as it was found. (Note: Additional cleaning charges may apply) |
- All furnishings must be placed in original positions.
- Leave kitchen items clean and returned to their proper place.
- Dispose of all trash in the outside trash receptacle or in trash chutes.
- Check under beds, behind doors and in all drawers, closets and dryers for your personal items. When requested, lost items left behind will be returned with a mailing fee charged to your credit card on file.
- Close and lock all windows and doors.
- Return all keys, movies and wristbands to the Pointe South Vacation Rentals office. There will be a $5.00 fee for each key not returned, a $10.00 fee for wristbands not returned and a $20.00 fee for each movie not returned.

Bed Linens:
Bed linens and towels are furnished with all rentals from Pointe South Vacation Rentals. Beach towels are not included and should be brought from home. We do not permit towels, sheets, blankets or furniture to be removed from the property. Beach chair and umbrella services operate in the area. Please make sure all linens are left in your rental property and are accounted for prior to your departure. |
Place trash in outside receptacles or trash chutes. Refer to the instructions in your Welcome Letter as to where to dispose of your trash. |
All properties have telephones. They all have blocks on long distance calling. You will need a calling card, prepaid phone card or credit card to make long distance calls.
Grills: Guests are not allowed to bring grills to our properties. Some properties may have grills on site. Please check with our reservation staff for availability.
Utility Outages or Interruptions: As part of life on Perdido Key, we occasionally experience power outages or other utility interruptions that are beyond our control. We report outages as each occurs. No refunds will be given for any outages. |
Construction/New Rental Property: |
No refunds or moves will be made due to location near a construction site. New properties under construction are indicated under rental description. Specifications and amenities are subject to change. The availability is not guaranteed until construction is completed. If the property is not ready for your occupancy, we will try to locate comparable accommodations. If none can be found, a complete refund will be made. |
If a property should go on the market for sale, it may be shown to qualified buyers. Every effort to schedule the showing at a convenient time as not to interrupt your vacation will be made. In the event that a property should sell and no longer be available, every effort to find similar accommodations will be made. If none are available, a complete refund will be given. Please check our website for current listings for sale. |
Trip Cancellation Insurance: |
Instant CSA Insurance (Trip Cancellation Insurance) is included in the total cost when you make your reservation. You have 10 days to decline this insurance. If we do not receive notice that you have declined travel insurance, a pamphlet describing the coverage will be mailed with your Deposit Confirmation. This plan is optional, but we strongly recommend it. In case of unforeseen events, this insurance helps protect your vacation investment. If you choose to decline this coverage, no refunds will be given. Trip Cancellation Insurance can be purchased up to 24 hours prior to your arrival. In the event that an existing tropical storm becomes a named hurricane, CSA will not allow you to purchase the Trip Cancellation Insurance during that time period. For additional information, telephone CSA’s toll free number (1.866.816.2068) and reference the company name of your reservation confirmation. |
Hurricane Evacuation and Refunds: |
In the event of a mandatory evacuation due to hurricane or other storm, you are required by state law to evacuate the property. Refunds for the period of mandatory evacuation will be made only by CSA, provided you purchased the optional trip cancellation insurance. |
All properties are individually owned and are managed by Pointe South Vacation Rentals. We serve as the agent and representative of all property owners and act at all times in the best interest of the owner. We reserve the right to refund deposits, refuse rentals or discontinue occupancy if in our opinion the renter is detrimental to the property. Any reservation obtained under false pretense will be subject to forfeiture. Authorized employees may enter the premises for any purpose to manage the rental. We will not be responsible for accidents or injury to guests or for loss of money or valuables of any kind. Every effort has been made to assure that our information and descriptions are accurate. Pointe South Vacation Rentals cannot be held responsible for changes made by owners in furnishings and amenities, printing errors or errors in our Rental Guide. Rates, descriptions and availability are subject to change without notice. |
Our properties do not allow pets. No smoking is allowed in any of our properties. |
Renters having pets or found smoking in our properties will be subject to immediate eviction without refund of rent. |
Occupancy/Age Requirements: |
The maximum number of persons allowed in each property is stated in the property description and on your Deposit Confirmation. Children are counted unless under the age of 3. This represents the total number of people allowed to occupy the property inside or outside, daytime or nighttime. Sleeper sofas are included in the capacity, but are not recommended for adult use. We strive to maintain a family atmosphere for the quiet enjoyment of our guests. We do not rent to groups of teenagers with or without chaperones regardless of whether the chaperones are parents of one of the teenagers. We will rent to responsible adults over the age of 25. Proof of age is required. Violation of the above will result in immediate eviction without refund of rent. |
Housekeeping/Maintenance: |
Every effort is made to have your rental property clean and all equipment in good working order. Even the newest or best-maintained equipment occasionally malfunctions. Upon arrival, if you find any housekeeping or maintenance problems, please notify our office at 850.492.1148. If you are a late arrival, please notify us of any problems you may have by 10:00 am the next morning. If we have not heard from you by this time, we will assume that you found your property in acceptable condition. If not reported promptly during your stay, we can not remedy the problem. |
Property Rules and Regulations: |
Please observe all rules and regulations governing the use of the property you are occupying. These rules apply to both owners and guests, and failure to comply can result in eviction. |
Parking permits will be issued at check-in. All properties have limited parking spaces available. Most properties restrict parking for boats, boat trailers, recreational vehicles, motorcycles etc. If allowed, they should be parked in designated areas. Prior to check-in, please check with the office for parking instructions. |
